No Big Surprises So Far

Kenmore’s real estate market continues to move along in a low-level holding pattern. A small number of homes are selling and there are a healthy number of homes in the sales queue (pending sales). Let’s take a quick look at the numbers:

ACTIVE LISTINGS

The number of active listings have dropped considerably since the beginning of the year. Most of the inventory is listed from $300,000 to $500,000. Almost 25% of the homes are new construction. Roughly 10% of the active listings are short-sales.

PENDING SALES

Of the 56 pending sales, 30% are new construction. About 15% of these transactions are short-sales. In a sense the pending inventory does not look out-of-line with the current economic conditions. In fact, it’s good to see that we don’t have a huge number of distressed sales.

Historically, June is a big month for home sales in the NW. So far, the sales in Kenmore are not exactly thrilling. It will be interesting to see if sale activity heats up before the end of the month.
